A
interior renovation in Valencia means renewing your home from the inside without touching the façade or the structure of the building: changing the layout, redoing the services and updating floors, walls and ceilings. At Grupo DMH we have over 15 years doing exactly that in flats across Valencia and the surrounding area, with a fixed itemised quote and materials included.
What an interior renovation includes
- Layout: taking down partition walls, opening the kitchen to the living room, gaining a dressing room or turning a box room into a study.
- Electrical installation: new consumer unit, wiring, switches and sockets, and lighting points where you actually need them.
- Plumbing: replacing old iron or lead pipework, wastes and new feeds.
- Suelos: lifting the old terrazzo or tiles and laying porcelain, engineered wood or vinyl, at the same level throughout the home.
- Walls and ceilings: removing textured paint, skimming flat, plasterboard for suspended ceilings and recessed lighting.
- Joinery: doors, made-to-measure fitted wardrobes and wardrobe fronts.
- Painting and finishes, with a final clean and removal of debris.
The typical Valencia flat, and what can be done with it
A large part of Valencia's housing stock was built between the sixties and the eighties. These are flats in good locations with usable floor area, but they repeat the same problems: long dark corridors, a kitchen closed off at the end, a living room separated from the dining room, a single original bathroom, textured paint everywhere and services that were outgrown decades ago. The change that makes the biggest difference to daily life in those flats is
opening the kitchen to the living room. You gain light, you gain a sense of space, and the home starts to work differently. It is not always possible, because it depends on whether the wall is load-bearing and where the soil pipes run, and we check that on the survey before promising anything. Then come the two items you cannot see but which prevent trouble later: the
electricidad, because old installations cannot cope with today's appliances, and the
plumbing, because replacing old pipework once the new floor is down costs a fortune.
All at once, or in phases?
Both options are valid and it depends on your situation.
All at once works out cheaper per square metre and is faster, but you have to move out. It is the obvious choice if you have just bought the flat and have not moved in yet.
Por fases lets you carry on living at home and spread the cost. It usually starts with the bathroom, then the kitchen, then the shared areas. The drawback is that some items get repeated and the total ends up a little higher. We tell you frankly what suits your case, even when the answer is to wait and do it all later.
What it costs
A full interior renovation starts from
650 €/m², materials included and excluding VAT. For a 90 m² flat that would be around 63,000 euros to start from. The final figure depends on the condition of the flat, how much the layout moves and the level of finishes. You can see the breakdown by floor area and what each item includes in
our prices page. If you only want to renew part of it, we also do
bathroom renovations from 6,000 euros and
kitchen renovations from 10,000 euros, both with materials included.
How we work
We come and look at the flat, measure it and give you a fixed quote broken down by item, so you know exactly what you are paying for and why. Before we start we show you a
3D design of the proposed result, and you change whatever you are not happy with at no cost. During the work you have one point of contact. We coordinate the builders, plumbers, electricians, carpenters and painters, and we deal with the skip and leave the home clean at the end. We work in Valencia city and across the surrounding area. If you live in one of these towns, we have a page with the detail of the housing stock in each zone:
Godella,
Rocafort,
L’Eliana and
Alboraya. We also work in Moncada, Burjassot, Paterna, Bétera, Massamagrell and Catarroja.
Preguntas frecuentes
Can I live in the flat during the renovation?
In a full interior renovation it is not advisable: you are left without water, without power and with dust for weeks. If you need to carry on living there, we set it out in phases.
Can any partition wall be taken down?
No. Load-bearing walls hold the building up and are not touched without a structural design and reinforcement. On the survey we check which ones they are and tell you what can be opened up and what cannot.
Do I need a permit?
For layout changes and services, normally yes; for minor work a declaración responsable (self-certified notice) is usually enough. We tell you which case you are in and help you with the council paperwork.
Can the quote go up halfway through?
It is a fixed quote. It only changes if you decide to modify something, or if something turns up that could not be seen before opening up, such as a burst pipe. In that case we tell you and you approve it before we carry on.
How long does it take?
It depends on the floor area and the scope. On the survey we give you a specific timescale in writing along with the quote.
